Marketing and Finders fees

We source long term tenants for 11 month contracts – charge is 1 month finder’s fee.

We request from the tenants, proof of identity and where possible either a bank reference or work reference/copy of work contract or proof of income (pension etc).

We provide in English or Spanish tenancy agreement for signature by both parties, and we sign as witnesses.

The tenants pay the monthly rent either in person or via bank transfer to the owner or the agency. This to be determined in the contract and rental services agreement. We renegotiate any extension to the contract for further years, and take a minimum fee of 200 Euros or 50% of 1 month’s rental.

ONGOING MANAGEMENT SERVICES

In addition to the above, we can manage the property for a monthly management charge.

Long term charge is a minimum of 10% fee per month to take the rent, charge the electricity and water etc and we are the tenants 24/7 call out for any problems, repairs etc. (Short term charge is 20% of the period fee. Maids and laundry services are charged separately to the owner).

As per the tenancy agreement, any breakages by the tenants are paid for by them, any maintenance on the property or malfunction of services; electrical equipment etc is paid for by the owner, through their management account.

OUR MANAGEMENT FEES ARE:

18% IVA included in management fees
